Prices may never be this low again…interest rates are historically low and nobody knows how long rates will stay at this level before they go back up, AND THEY WILL. When…we don’t know…but it will happen.

You have heard all the media describing our real estate market downturn…well that simply ISN’T TRUE. This may be an opportunity that may not come again. Here is a scenerio, using rounded numbers, of a seller who hesitated listing, then selling their home and buying their dream home and saving a substantial amount of money

This family had grown and they now needed more room in a new home. They had increased their incomes since buying their present home in 2006 near the peak of the market and could afford more, but, not understanding how the market really works, they didn’t want to take a loss.

They bought their home at approximately $300,000.00. With the recent change in our market, their home was now worth approximately $270,000.00. Of course, their first reaction was that they couldn’t lose $30,000.00. Here’s where we came in. On the surface this appeared to be reasonable thinking. However, it couldn’t be further from the truth and here’s how it worked out for them.

The home they wanted to buy was originally approximately $400,000.00, but because of today’s market, it is now valued at approximately $360,000.00. If they would have sold in a market where their home sold at $300,000.00 and their new home cost $400,000.00, the difference would have been $100,000.00. But in today’s market, they priced their home correctly and sold at $270,000.00 and bought at $360,000.00. The difference was now $90,000.00. They now had the home of their dreams and saved $10,000.00.

BUT THAT ISN’T EVEN THE BEST PART…READ ON! We know interest rates will go back up. The question as said before…Is When? They bought this month at 5.0%, were at 6.5% on the previous mortgage. This amounted to an annual savings of $4,116.00 and over the life of the loan, a savings of $123,480.00. Who couldn’t use this savings in their financial planning?

Remember, they are now living in the home of their dreams…CAN YOU AFFORD TO WAIT? Also, remember the Dallas-Fort Worth Market is much different than the National Market.

Frisco and McKinney Top the list of FASTEST GROWING Cities in U.S.

Eric Aasen of the Dallas Morning News reports that Frisco and other Dallas-area cities are among the fastest-growing in the United States. Frisco tops the list according to the U.S. Census Burear data released Tuesday. McKinney was just behind, ranking third.

Frisco claimed the top spot, thanks to a 6.2% population increase during a 12-month period starting in July 2008. McKinney scored a 5.5% jump.

Others in the top 25 list were Lewisville, Fort Worth, Carrollton and Denton.

The Dallas-Fort Worth area added more residents than any other metropolitan area in the country.

American Airlines Center is the new home of the NHL Dallas Stars and the NBA Dallas Mavericks. American Airlines Center will be the premier sports and entertainment venue in the country.

The Cotton Bowl Stadium hosts the annual Cotton Bowl Classic college football game.

Sports, from professional to college to interscholastic to community, abound in the Metroplex. The area provides a sports club for almost any activity imaginable.

Transportation

Getting around the Metroplex is made easier with major highways that intersect within the city. The freeway system provides well-kept corridors for access to all parts of the Metroplex.

The Dallas Area Rapid Transit (DART) system provides bus service for Dallas and most of the surrounding 13 communities. The system curently combines bus and rail. DART plans to have 66 miles of light rail in full operation by 2010. Fort Worth has a similar transit system known as “The T.”

Two major airports are located within the area, Dallas/Fort Worth International Airport and Love Field Airport, which is home to Southwest Airlines providing service throughout Texas and the four bordering states.

Three new airports will help double Metroplex aircraft operations by the year 2005, including Alliance Airport, a large commercial field north of Fort Worth.

Amtrak provides rail travel throughout Texas and the U.S. It is the sixth largest carrier of passengers in the U.S.

Education

D/FW offers a wide variety of choices in education. No matter what your age, interest or intellectual level, there is a school for you, from kindergarten to graduate school.

More than 60 school districts are located in the Metroplex. Each school district in Texas is bound by codes and requirements of the Texas Education Agency. Districts vary according to special services and programs available and in number and type of classes they offer.

The Metroplex is home to more than 200 private schools ranging from the traditional to the innovative and catering to a wide range of academic and economic abilities.

There are five public universities and 19 private colleges and universities offering bachelors’, masters’ and doctorate programs.Three community college districts serve the area, providing community education, certifications and associate degrees.

Recreation

There are endless options when it comes to recreation in Dallas/Fort Worth. The warm weather, sunshine, and plenty of outdoor recreational facilities help make the Metrtoplex a great place to live.

Lakes around the Metroplex provide more than 490,000 acres of open water for boating, fishing, skiing and swimming.

When you are ready to see nature at its finest, take a trip to the Dallas Arboretum, Cedar Ridge Preserve, The Dallas Zoo, Fort Worth Botanical and Japanese Gardens and the The Fort Worth Zoo.

Entertainment

You’re never without entertainment in Dallas/Fort Worth. Unique cultural events are available to suit virtually every taste.

From The Kimbell Art Museum and The Dallas Museum of Art to the performing arts to nightlife, activities are available to all. On any given weekend, there are live concerts to suit any musical taste from classical to country.

The visual and peforming arts in the Metroplex attract national and international attention. Both Dallas and Fort Worth have established arts districts which are home to museums and theaters, and many of the area communities offer their own festivals, art, dance, drama, theater and music.

J.D. POWER AND ASSOCIATES 2008 NEW BUILDER RANKINGS:

Darling Homes Ranks Highest in Overall Customer Satisfaction among New-Home Builders in Dallas/Ft. Worth Housing Market.

Darling Homes Also Ranks Highest in New-Home Design and New-Home Quality Studies. Darling Homes achieved a score of 883 on a 1,000-point scale in 2008, up by 53 points from 830 in 2007 and performs particularly well in the Dallas/Ft. Worth market in seven of the nine factors: builder’s sales staff; builder’s design center; construction manager; workmanship/materials; home readiness; builder’s warranty/customer service staff; and location. Following Darling Homes in the market rankings are Huntington Homes (854) and Fox & Jacobs (833)

The average customer satisfaction index score in Dallas/Ft. Worth is 783. The satisfaction has improved substantially in the Dallas/Ft. Worth market in 2008.
